Short answer

Deerfield Beach is usually the cheaper entry point, with a condo-heavy market and a September 2026 median sale price of $324,845 (Redfin). Pompano Beach is larger, with a $384,817 median, more neighborhood variety and a slightly lower city millage. Both share Broward schools (grade A), Tri-Rail stations and HVHZ building rules.

In the Pompano Beach vs Deerfield Beach decision, Deerfield is usually the cheaper entry point and leans heavily toward condos, while Pompano is the bigger city with a broader mix of neighborhoods and a slightly lower city tax rate. As of September 2026, Redfin put Deerfield Beach's median sale price at $324,845 and Pompano Beach's at $384,817, across all home types.

The two neighbors share a lot: Broward County, the same school district, their own Tri-Rail stations and I-95. Think of them as two rooms in the same house. The rules on the walls are identical; the furniture and the view are not.

This side-by-side covers prices, beaches, taxes, schools, transit and flood risk, then ends with a plain guide to who should pick which.

Prices and the housing mix

Deerfield Beach's lower median partly reflects what sells there: its market is condo-heavy, and condos usually sell for less than houses. Pompano's median covers a broader blend, so compare like with like before deciding which city is "cheaper."

Both medians rose over the year (14.0% in Deerfield, 9.9% in Pompano), yet homes took longer to sell than in Boca Raton or Delray Beach: 89 median days in Deerfield and 101 in Pompano. Longer market times can give buyers more room to negotiate, though every listing is its own story.

Neighborhood names you'll see

In Pompano Beach, Harbor Village, Cresthaven and Palm Aire appear on listing sites as Pompano neighborhoods. Part of the Palm Aire area was annexed by Fort Lauderdale, so confirm the city on the property record. In Deerfield Beach, Century Village East is one of the area's largest 55+ communities, with roughly 8,508 homes built between 1970 and 1995, per the listing site 55places.

Two borders trip people up. Lighthouse Point, next to Pompano, is a separate city, and the Hillsboro Mile belongs to the Town of Hillsboro Beach, not Deerfield. A nearby address does not bring a city's tax rate or services with it.

Deerfield Beach's condo-heavy market helps keep its median price below Pompano's, so compare the same home type in both cities.

Beaches, piers and everyday life

Deerfield is the smaller beach town, anchored by a long fishing pier and a busy strip near Hillsboro Boulevard; Pompano is the bigger city, with its own pier and the Hillsboro Inlet just to the north.

The Deerfield Beach International Fishing Pier runs 976 feet into the Atlantic. The Cove shopping strip near Hillsboro Boulevard is home to the Cove Brewery, opened in 2023, and inland, Quiet Waters Park covers 427 acres of county parkland.

Pompano Beach has a rebuilt fishing pier, and the Pompano pier at sunrise makes a fine argument for an early alarm. Just north, the Hillsboro Inlet Lighthouse stands in the Town of Hillsboro Beach, near Pompano Beach rather than in it; the Hillsboro Lighthouse Preservation Society runs boat tours about four times a year.

Taxes and schools: the Broward basics

Both cities follow the same Broward County rules, so the tax difference comes down to city millage. For 2025, Pompano Beach's city operating rate was 5.2181 mills plus 0.5000 for its EMS district, versus 6.0018 in Deerfield Beach. School, county (5.6658 mills for the Broward County Commission) and special-district rates are added on top in both.

Here is what that means monthly. Our calculator assumes total property tax of 1.48% of price in Pompano and 1.55% in Deerfield. On a $400,000 condo, that is about $493 a month in Pompano versus $517 in Deerfield, a gap of about $24.

$400,000 condo, 20% down, 7.00%Pompano BeachDeerfield Beach
Principal and interest ($320,000 loan)$2,129$2,129
Property tax (calculator assumption)$493$517
Condo insurance (about $1,700 a year)$142$142
HOA (typical condo)$650$650
Monthly total$3,414$3,438

In other words, the price you pay matters far more than the city line. Rates matter too: Freddie Mac's 30-year average was 7.40% for the week of October 15, 2026, which would put principal and interest on that loan near $2,216.

In either city, a homeowner can claim a homestead exemption of up to $51,411 for 2026 (only $25,000 of it applies to school taxes), filed with the Broward County Property Appraiser by March 1 of the tax year. A sale also resets the assessed value to market value the following January 1, so the seller's bill is no guide to yours. Our property tax and homestead guide walks through the math.

For schools, both cities are served by Broward County Public Schools, which earned an A district grade for 2025-26, its third year in a row. Assignment is address-based, so check any home with the district's Find My School tool, and look at magnet and choice programs through the BCPS School Choice application.

Commuting, flood risk and hurricane rules

Commuting is close to a tie: each city has its own Tri-Rail station and quick access to I-95. Hurricane building rules are identical too, because all of Broward sits in the High-Velocity Hurricane Zone of the Florida Building Code.

Pompano Beach's Tri-Rail station is at 3491 NW 8th Ave, and Deerfield Beach's station sits between the Pompano Beach and Boca Raton stops, so either city works for a rail commute along the coast. Living near a station or an I-95 exit will shape your daily drive more than the choice of city.

HVHZ status means stricter wind standards than in Palm Beach County. For buyers, the practical questions are roof age, impact windows or shutters, and a wind-mitigation inspection, since Florida law requires insurers to offer discounts for qualifying features.

Near the beach and the Intracoastal in either city, check the FEMA flood zone before you make an offer. Most homeowners policies exclude flood, new NFIP policies generally carry a 30-day waiting period, and Citizens policyholders with dwellings valued at $400,000 or more must carry flood insurance from January 1, 2026. Our hurricane-ready home guide covers roofs and windows in detail.

Who should pick Pompano Beach, and who should pick Deerfield Beach

Pick Deerfield Beach if you want the lower entry price of the two and a condo near the beach. Pick Pompano Beach if you want a wider range of neighborhoods and home types and a slightly lower city tax rate.

  • Choose Deerfield Beach if you're shopping for a condo, want a pier-and-beach routine, or are considering 55+ living in Century Village East.
  • Choose Pompano Beach if you want options beyond condos, like being close to the Hillsboro Inlet, or want to compare neighborhoods such as Harbor Village and Cresthaven.
  • Either works if you commute by Tri-Rail or I-95, or need Broward public schools.

The deciding factor is usually the monthly number. Enter yours in our home budget calculator, then compare listings on our Pompano Beach and Deerfield Beach city pages.
