Deerfield Beach sits at the northern edge of Broward County, where the Hillsboro River separates it from Boca Raton and Palm Beach County. The Atlantic is to the east, Coconut Creek to the west and Pompano Beach to the south. Fort Lauderdale is about 17 miles away and Miami about 40.

It began as the Town of Deerfield, incorporated in 1925. In 1939 the name became Deerfield Beach — to let tourists know the town had a beach — and in 1945 it was re-incorporated as a city. At the 2020 Census it had 86,859 residents, and the Census estimated about 89,300 in 2025.

The city is known for its beach and its 976-foot International Fishing Pier, for the quiet island park on the Intracoastal where gopher tortoises still live, and for Quiet Waters Park, a large county park with a cable water-ski lake and camping. Its eastern part shares a barrier island with the separate town of Hillsboro Beach.

Deerfield Beach is also an employment centre: JM Family Enterprises, the automotive group behind Southeast Toyota Distributors and World Omni, has had its headquarters here since 1981, and MAPEI Americas and YouFit are based in the city as well.

For buyers, the city offers a wide range of housing — beach condos, 1950s ranch houses near the Intracoastal, golf-course communities in Deer Creek and Century Village East, a large gated 55+ condo community.

The city guards about one mile of beach with nine lifeguard towers, staffed from 9 a.m. to 5 p.m. every day of the year. Deerfield's beach has been recognized as a Blue Wave beach for clean water and sand.

• Parking. Parallel spaces line the boardwalk, and there are five public lots and a 360-space garage two blocks from the pier. Rates and resident permits are on the city's parking page.
• Surfing. Experienced surfers go north of the pier; the area south of lifeguard tower 7 suits beginners.
• Dogs. Woofing Waters, inside Quiet Waters Park, is the nearest off-leash dog park. Check the city's beach rules before bringing a dog to the beach or boardwalk.
• Parks. The city has more than 50 parks. Sullivan Park on the Intracoastal is the departure point for the Deerfield Island shuttle and a good place to watch the December boat parade; the Arboretum at Constitution Park and Quiet Waters Park are the green spaces of the west side.

Public schools are run by Broward County Public Schools. Schools are assigned by address, so check any home in the district's Find My Assigned School tool.

• Elementary schools in the city include Deerfield Beach, Deerfield Park, Park Ridge, Quiet Waters and Tedder.
• Middle school: Deerfield Beach Middle; some areas are zoned to Lyons Creek Middle (Coconut Creek) or Crystal Lake Middle (Pompano Beach).
• High school: Deerfield Beach High School, 910 Buck Pride Way, opened in 1970, with about 2,100 students and the International Baccalaureate programme. Some areas are zoned to Monarch High (Coconut Creek) or Blanche Ely High (Pompano Beach).
• Private schools include St. Ambrose Catholic School (pre-K to grade 8) and Zion Lutheran Christian School (pre-K to grade 12).
• Colleges nearby: Florida Atlantic University's main campus in Boca Raton and Broward College's North Campus in Coconut Creek.

• I-95 exits at Hillsboro Boulevard (42A/B) and SW 10th Street (41); Sample Road (39) is on the Pompano Beach line.
• Florida's Turnpike and the Sawgrass Expressway meet on the west side near SW 10th Street. FDOT's SW 10th Street Connector will link that interchange directly to I-95 with separated express lanes and a rebuilt local street; early works began in 2025, major construction is planned from 2027 and completion around 2032. Expect construction if you buy near the corridor.
• Rail: the historic Deerfield Beach station, 1300 W. Hillsboro Boulevard, is served by Tri-Rail and by Amtrak trains to New York and Chicago.
• Brightline: the nearest stations are in downtown Boca Raton and Fort Lauderdale.
• Airports: Fort Lauderdale–Hollywood International (FLL) is the closest major airport; Palm Beach International (PBI) is farther north; Boca Raton Airport, about five miles away, serves private aviation only.
• Buses: several Broward County Transit routes serve the city.
• Freebee: free app-booked rides in electric cars, funded by the city's redevelopment agency since 2024. Every ride must start or end in the eastern zone (beach, The Cove and east Deerfield); service runs in the afternoon and evening.

• Property records and taxes. The Broward County Property Appraiser has property search, a home buyer's tax estimator and online homestead filing. The appraiser sets values; tax bills come from the county Tax Collector. A sale resets the assessed value to market value, so the seller's bill is not a guide to yours.
• Homestead exemption. Own the home and make it your permanent residence by January 1, then apply by March 1: up to $50,000 comes off taxable value, and Save Our Homes caps yearly assessment increases at 3% or inflation. Part of the benefit can move with you to another Florida home within three years.
• Condos. Much of Deerfield's housing is in condos built in the 1970s–1990s, including Century Village East. Florida now requires milestone structural inspections for buildings of three or more storeys and forbids waiving structural reserves — ask for the inspection report, the reserve study and any planned special assessments.
• Flood and evacuation. Check the FEMA flood zone and the evacuation zone for the address; the barrier island and the Intracoastal shore are the most exposed.
• ZIP codes. Parts of the city use Pompano Beach ZIP codes, so confirm the city by the property record, not the mailing address.
• Construction. Homes near SW 10th Street and the I-95 interchanges will live with the FDOT connector project for several years.

• Florida Renaissance Festival — weekends from February to March at Quiet Waters Park (February 6 – March 28, 2027).
• Pioneer Days & Art Stroll — a February weekend by the pier with a parade, live music, artisans and fireworks, organised by the city and the Historical Society.
• Fourth of July — an evening celebration at the Main Beach parking lot on A1A with live bands and a kids' zone; in 2026 it ended with a drone show.
• Holiday Boat Parade — each December the Greater Pompano Beach boat parade sails north up the Intracoastal to Hillsboro Boulevard; Sullivan Park is a good place to watch.
• All year — lectures, films and music at the Mid-Century Museum, and fishing and sunrise walks on the pier.
