Short answer

Tri-Rail has stations in Boca Raton, Delray Beach, Deerfield Beach and Pompano Beach, and Brightline stops in Boca Raton at 101 NW 4th St, across from Mizner Park. Parkland has no rail station; residents drive via the Sawgrass Expressway or Turnpike or use the Deerfield Beach or Boca Raton stations.

For a Tri-Rail or Brightline commute, four of our five cities have a rail option. Tri-Rail has stations in Boca Raton, Delray Beach, Deerfield Beach and Pompano Beach, and Brightline stops in Boca Raton across from Mizner Park. Parkland has no station, so residents there drive or head to Deerfield Beach or Boca Raton to catch a train.

Picture this stretch of coast as a ladder. The rails run north to south: I-95, Florida's Turnpike and the train lines. The rungs are the east–west roads you take to reach them. A good commute is mostly about how short your rung is.

Here is how each city connects, what drive times to expect, and how your commute should shape where you buy.

Which cities have Tri-Rail stations?

Tri-Rail serves Boca Raton and Delray Beach in Palm Beach County, and Deerfield Beach and Pompano Beach in Broward County. Parkland is the only one of our five cities without a station.

Deerfield Beach station sits between the Boca Raton and Pompano Beach stations, and Pompano Beach station is at 3491 NW 8th Ave. Because Tri-Rail links both counties, a buyer in Delray Beach or Deerfield Beach can commute by rail to jobs in either county without touching I-95.

Check the Tri-Rail website for current schedules before you count on a specific train, and time the drive or ride from your shortlisted homes to the station itself.

Where does Brightline stop?

Among our five cities, Brightline stops only in Boca Raton. The station is at 101 NW 4th St, next to the downtown library and across from Mizner Park, and service began on Dec 21, 2022.

From Boca Raton, Brightline also serves Fort Lauderdale, Aventura, Miami, West Palm Beach and Orlando. For residents of Pompano Beach and Deerfield Beach, Brightline's Fort Lauderdale station is another option. For anyone who travels to Miami or Orlando often, living within a short drive or walk of the Boca station is a real advantage, and it is one reason downtown Boca Raton appeals to commuters.

How long are the drives to the airports?

Drive times depend heavily on traffic, so treat any number as an estimate. As rough ranges, Pompano Beach and Deerfield Beach are often 20–30 minutes from Fort Lauderdale-Hollywood International Airport (FLL), while Boca Raton and Delray Beach are often 25–40 minutes from Palm Beach International (PBI).

These are our own estimates, not official figures, and rush hour or a crash on I-95 can easily push them higher. The table pulls the rail options and the estimates together.

Before you sign a contract, drive the route from the house at the hour you would actually travel. A ten-minute map estimate at noon can look very different at 7:45 a.m.

Run a weekday trial before you buy

A trial run costs one morning and can save years of frustration. Use your inspection period, when you are still learning about the home anyway.

  1. Leave the house at your real departure time on a normal weekday, not a holiday or a Friday in summer.
  2. Time each leg separately: the drive to the station or highway, the main trip, and the walk at the other end.
  3. If you plan to ride the train, check the current Tri-Rail or Brightline schedule and note how long you would wait for the next one.
  4. Repeat the trip home in the evening, when traffic patterns are often different.
  5. Write the times down and compare them across the homes on your shortlist.

How do Parkland residents commute?

Parkland residents mostly drive. The Sawgrass Expressway (SR 869) and Florida's Turnpike are nearby, and the closest rail stations are in Deerfield Beach and Boca Raton.

That trade-off is part of Parkland's character. It is an inland, family-focused city with Broward public schools and the highest September 2026 median sale price of our five cities, about $1.18 million, per Redfin. Buyers who choose Parkland usually accept a longer drive in exchange for more space and quiet. If one partner commutes by train, budget time for the drive east to the station every day.

How should your commute shape where you buy?

Decide how you will commute before you decide where to buy. A shorter commute is worth real money in time and fuel, but it often costs more in home price.

The price gap between cities is wide. In September 2026, the median sale price was about $384,817 in Pompano Beach and about $774,631 in Boca Raton, according to Redfin; both figures mix condos and houses. A Pompano Beach buyer near the Tri-Rail station can still ride north to Boca Raton by train, often at a much lower purchase price.

Ask yourself these questions as you narrow the list:

  • How many days a week will you actually travel to work, and at what hours?
  • Would you take the train if the station were 10 minutes away? If not, rail access may not be worth paying extra for.
  • Do you fly often? Broward cities sit closer to FLL; Boca Raton and Delray Beach sit closer to PBI.
  • Does anyone in the household need to reach Miami or Orlando regularly? That points toward the Boca Raton Brightline station.
  • Is the east–west drive to I-95 or the station short, or does it cross busy corridors at peak hours?

Our guide to moving to South Florida covers the other costs to weigh, from sales tax to insurance.

Turning commute choices into a budget

Once you know which corridor you want, compare cities by the full monthly payment, not just price. Taxes and insurance differ by city, and our calculator's illustrative property tax rates run from 1.28% in Boca Raton to 1.55% in Deerfield Beach.

Same price, different monthly cost

Property tax alone can change your payment by more than $100 a month at the same price. Here is a $500,000 home using our calculator's illustrative city rates:

CityIllustrative tax rateAnnual tax on $500,000Per month
Boca Raton1.28%$6,400$533
Parkland1.39%$6,950$579
Delray Beach1.42%$7,100$592
Pompano Beach1.48%$7,400$617
Deerfield Beach1.55%$7,750$646

Real bills depend on the home's assessed value, exemptions and local millage, so treat these as planning numbers. Still, the gap shows why the same price can mean a different monthly payment from one city to the next.

Enter the monthly amount you are comfortable with in our home budget calculator, and it will show what that buys in all five cities, so you can set each commute against its price.

Is there a Tri-Rail station in Parkland?

No. Parkland has no rail station; the nearest Tri-Rail stations are in Deerfield Beach and Boca Raton. Most residents drive, using the Sawgrass Expressway (SR 869) or Florida's Turnpike.
