Moving to South Florida in 2026 means no state income tax, but sales tax of 7% in Broward and 6.5% in Palm Beach County, property taxes of roughly 1%–1.5% of value, and costly insurance. Median sale prices ran from about $325,000 in Deerfield Beach to $1.18 million in Parkland in September 2026.
Moving to South Florida in 2026 means trading one set of costs for another. You stop paying state income tax, because Florida has none, but you start paying close attention to insurance, property taxes and hurricane season. In our five cities, September 2026 median sale prices ran from about $325,000 in Deerfield Beach to about $1.18 million in Parkland, according to Redfin.
Here is the simplest way to think about it: Florida doesn't tax your paycheck, it taxes your roof. Part of what you save on income tax can reappear in your property tax bill and your insurance premium. Plan for both from day one.
This guide covers the real costs, the weather, getting around, daily life on the coast, and a checklist for your first 90 days.
What does it cost to live in South Florida?
South Florida has no state personal income tax, but sales tax, property tax and insurance fill part of that gap. For most households, the biggest monthly costs are the mortgage, property tax, insurance and, often, HOA fees.
Florida's ban on a personal income tax is written into the state constitution (Article VII, Section 5). Sales tax depends on the county. For 2026, Broward County (Deerfield Beach, Pompano Beach, Parkland) charges 7%: the 6% state rate plus a 1% surtax that runs through 2048. Palm Beach County (Boca Raton, Delray Beach) charges 6.5% in 2026. Its 1% infrastructure surtax ended on Dec 31, 2025, and a new 0.5% school surtax began on Jan 1, 2026, according to the Florida Department of Revenue.
Property tax is the line newcomers often underestimate. No government agency publishes one official rate. A fair rule of thumb is roughly 1%–1.5% of market value a year, and it varies widely by city and by how long the owner has held a homestead exemption.
A worked monthly example
Take a $450,000 townhome in Pompano Beach with 20% down and a 30-year loan at 7.00%. Mortgage rates were around 7% in October 2026. The tax, insurance and HOA figures below are the illustrative assumptions our calculator uses.
| Monthly cost | Assumption | Per month |
|---|---|---|
| Principal and interest | $360,000 loan, 7.00%, 30 years | $2,395 |
| Property tax | 1.48% of price a year (Pompano Beach) | $555 |
| Insurance | About $2,000 a year for a townhome | $167 |
| HOA | Typical townhome fee | $420 |
| Total | Before utilities and maintenance | $3,537 |
About a third of that payment is not the loan at all. That is why we suggest starting from the monthly amount you are comfortable with and working backward. Our home budget calculator does exactly that for five cities.
How much do homes cost in each city?
As of September 2026, median sale prices in our five cities ran from about $325,000 in Deerfield Beach to about $1.18 million in Parkland. These Redfin figures mix condos and houses, so a condo-heavy city looks cheaper than its house market.
| City | County | Median sale price (Sept 2026) | Change vs. a year earlier | Median days on market |
|---|---|---|---|---|
| Deerfield Beach | Broward | $324,845 | +14.0% | 89 |
| Pompano Beach | Broward | $384,817 | +9.9% | 101 |
| Delray Beach | Palm Beach | $474,774 | +10.4% | 74 |
| Boca Raton | Palm Beach | $774,631 | +8.3% | 78 |
| Parkland | Broward | $1,179,438 | +10.7% | 57 |
Deerfield Beach and Pompano Beach are often the entry points, partly because their medians include many condos. Delray Beach sits in the middle. Boca Raton and Parkland are the premium markets, and Parkland homes also sold fastest, in a median of 57 days.

What is home insurance really like?
Insurance is expensive but steadier than it was a few years ago. The average Florida homeowners premium in the admitted market was $3,736 as of September 2026, according to state regulators, and coastal homes can pay more.
That average, reported by Florida Realtors from Office of Insurance Regulation data, excludes Citizens and surplus-lines policies. Florida rates fell 0.92% in 2025, and, as of May 2026, 20 new property and casualty insurers had entered the state since the 2022–2023 reforms. Our calculator assumes about $5,400 a year for a house, $2,000 for a townhome and $1,700 for a condo unit policy.
Two things surprise newcomers. First, most homeowners policies do not cover flood; that is a separate policy, and new federal flood policies generally have a 30-day waiting period. Second, the age of the roof can decide whether a home is easy to insure. Get quotes before you fall in love with a listing.
What is the weather like, and when is hurricane season?
Expect hot, humid summers with a rainy season and mild winters. The Atlantic hurricane season runs from June 1 to November 30 every year.
Summer afternoons often bring short, heavy downpours, so outdoor errands are easier in the morning. Winter is the reward: the months when the pier at Pompano at sunrise and dinner outside on Atlantic Avenue at night feel like the reason you moved.
NOAA's 2026 outlook called for a below-normal season of 8–14 named storms, 3–6 hurricanes and 1–3 major hurricanes. A quieter forecast is not a promise, so learn your evacuation zone and prepare the house before June. Our guide to buying a hurricane-ready home covers roofs, windows and insurance discounts.
How do people get around?
Most residents drive, using I-95 and Florida's Turnpike for north–south trips. Rail is a real option too: Tri-Rail stops in Boca Raton, Delray Beach, Deerfield Beach and Pompano Beach, and Brightline has a Boca Raton station.
Brightline's Boca Raton station opened in December 2022 across from Mizner Park, and the line also serves Fort Lauderdale, Aventura, Miami, West Palm Beach and Orlando. Parkland has no rail station; the nearest are in Deerfield Beach and Boca Raton. For station details and drive-time estimates, see our Tri-Rail and Brightline commute guide.
What is everyday life like on this stretch of coast?
Life here is built around the water and the downtowns. Each city has its own rhythm, from fishing piers to arts districts.
- Deerfield Beach: the 976-foot International Fishing Pier, The Cove shops near Hillsboro Boulevard, and the 427-acre Quiet Waters Park.
- Pompano Beach: a beach and fishing pier, with the Hillsboro Inlet Lighthouse nearby, just north in the Town of Hillsboro Beach.
- Delray Beach: Atlantic Avenue's restaurants, the Pineapple Grove Arts District and the Old School Square cultural campus.
- Boca Raton: Mizner Park, a walkable downtown, and parks such as Red Reef Park and Spanish River Park.
- Parkland: quieter neighborhoods, parks and a strong family focus.
Boating is part of daily life for many owners, and canal homes come with their own flood and insurance questions. Before you choose a city, also check that the doctors and hospitals you need are in your health plan's network nearby.
What should you do in your first 90 days?
Handle residency paperwork first, then protect the house. The homestead exemption matters most, because it can lower your property tax bill every year you live in the home.
- Get a Florida driver license or ID. Broward's property appraiser lists it among the proofs of residency for homestead.
- Register to vote at your new address or keep a utility bill in your name at the property; either can support a homestead application in Broward.
- Register your vehicle in Florida. Check the state's current timing rules when you arrive.
- File for homestead by March 1. You must make the home your permanent residence as of January 1 of the tax year. For 2026 it can take up to $51,411 off the home's taxable value. File with the Palm Beach County Property Appraiser for Boca or Delray, or the Broward County Property Appraiser for Deerfield, Pompano or Parkland.
- Review your insurance. Ask about wind-mitigation discounts and get a flood quote even if your lender doesn't require one.
- Check school assignments with your district's Find My School tool if you have children; assignment is address-based.
- Make a hurricane plan before June 1: supplies, documents and a list of what to bring in from outside.
