Short answer

Boynton Beach is usually the cheaper entry point, with a September 2026 median sale price of $337,315 (Redfin). Delray Beach costs more, with a $474,774 median, but brings a walkable downtown that runs to the beach and a lower city millage. Both share Palm Beach County schools (grade A), Tri-Rail stations and the same building rules: neither is in the HVHZ.

In the Boynton Beach vs Delray Beach decision, Boynton is usually the cheaper entry point, while Delray costs more but brings a walkable downtown that runs to the sand and a lower city tax rate. As of September 2026, Redfin put Boynton Beach's median sale price at $337,315 and Delray Beach's at $474,774, across all home types.

The two neighbors share a lot: Palm Beach County, the same school district, their own Tri-Rail stations and I-95. Think of them as two rooms in the same house. The rules on the walls are identical; the furniture and the view are not.

This side-by-side covers prices, beaches, taxes, schools, transit and flood risk, then ends with a plain guide to who should pick which.

Boynton Beach vs. Delray Beach at a glance

On paper, Boynton is cheaper and Delray has the lower city tax rate. Both sit well below Boca Raton, just to the south, where Redfin's September 2026 median was $774,631.

Prices and the housing mix

Delray Beach's higher median partly reflects where it sells: homes near downtown and the beach carry a premium, and Delray's median rose 10.4% over the year, versus 0.5% in Boynton. Each median blends condos, townhomes and houses, so compare like with like before deciding which city is "cheaper."

Sales volume was similar: 319 homes sold in Boynton Beach in September 2026 and 297 in Delray Beach, per Redfin. The price gap matters far more than the tax gap. At 7.00% with 20% down, every extra $50,000 of price adds about $266 a month in principal and interest.

Check the city limits, not just the mailing address

Many homes with a Boynton Beach or Delray Beach mailing address, especially in the suburbs farther west, sit in unincorporated Palm Beach County rather than inside either city. There, the city millage does not apply, but county levies such as the Fire Rescue MSTU (3.4581 mills in 2025) do, and services come from the county.

The barrier island trips people up too. Ocean Ridge, Briny Breezes and Gulf Stream are separate towns, not parts of Boynton or Delray. A nearby address does not bring a city's tax rate or services with it, so confirm the municipality on the property record.

Beaches, downtowns and everyday life

Delray is the beach-and-downtown town, where Atlantic Avenue runs from shops and restaurants to the sand; Boynton is the boating town, built around its harbor marina and the inlet to the ocean.

Delray Municipal Beach sits at the east end of Atlantic Avenue, a short walk from downtown, with lifeguards on duty and chair, umbrella and cabana rentals. Downtown also takes in the Pineapple Grove arts district, and each winter the city hosts the ATP Delray Beach Open tennis tournament.

Boynton's beach, Oceanfront Park, sits across the Intracoastal in the Town of Ocean Ridge but is run by the City of Boynton Beach, with lifeguards on duty from 9 a.m. to 5 p.m. every day. On the mainland, Boynton Harbor Marina offers boat and jet ski rentals, fuel, and fishing and scuba charters close to the Boynton Inlet, and the Town Square district around City Hall at 100 E. Ocean Avenue anchors the downtown.

Taxes and schools: the Palm Beach County basics

Both cities follow the same Palm Beach County rules, so the tax difference comes down to city millage. For 2025, Boynton Beach's city operating rate was 7.7500 mills, versus 6.1611 in Delray Beach, per the Florida Department of Revenue. School, county (4.5000 mills for the Palm Beach County Board of County Commissioners) and special-district rates are added on top in both. Property inside Delray's downtown development district also carries a 1.0000-mill Downtown Development Authority levy.

Here is what the city portion alone means each month. These are estimates for a homestead in its first year, with the full 2026 exemption of $51,411 taken off the price; they leave out the county, school and district levies, which both cities share.

Estimated city tax per month (homestead)Boynton Beach (7.7500)Delray Beach (6.1611)Estimated gap
$300,000 home$161$128$33
$400,000 home$225$179$46
$500,000 home$290$230$60

In other words, Delray's lower rate rarely makes up for its higher prices. Rates matter too: Freddie Mac's 30-year average was 7.24% for the week of October 29, 2026. On a $320,000 loan, that would put principal and interest near $2,181 a month, versus $2,129 at 7.00%.

In either city, a homeowner can claim a homestead exemption of up to $51,411 for 2026 (only $25,000 of it applies to school taxes), filed with the Palm Beach County Property Appraiser by March 1 of the tax year. After that, Save Our Homes limits yearly increases in assessed value to 3% or the change in CPI, whichever is lower. A sale resets the assessed value to market value the following January 1, so the seller's bill is no guide to yours. Our property tax and homestead guide walks through the math.

For schools, both cities are served by the School District of Palm Beach County, which earned an A district grade from the state in July 2026, its third in a row. Assignment is address-based, so check the zoned schools for any home with the district before you buy, and look at choice programs too. Our school zones guide explains how.

Commuting, flood risk and hurricane rules

Commuting is close to a tie: each city has its own Tri-Rail station and quick access to I-95. Neither has a Brightline stop; the nearest stations are in Boca Raton and West Palm Beach.

Boynton Beach's Tri-Rail station is at 2800 High Ridge Road, west of I-95, and Delray Beach's is at 345 S. Congress Avenue, about half a mile south of Atlantic Avenue, where Amtrak trains also stop. Living near a station or an I-95 exit will shape your daily drive more than the choice of city. Our Tri-Rail and Brightline guide compares the options.

Unlike Broward and Miami-Dade, Palm Beach County is not in the High-Velocity Hurricane Zone of the Florida Building Code; that zone covers only those two counties. That does not make wind a small matter here. For buyers, the practical questions are roof age, impact windows or shutters, and a wind-mitigation inspection, since Florida law requires insurers to offer discounts for qualifying features.

Near the beach and the Intracoastal in either city, check the FEMA flood zone before you make an offer. Most homeowners policies exclude flood, new NFIP policies generally carry a 30-day waiting period, and Citizens policyholders with dwellings valued at $400,000 or more must carry flood insurance from January 1, 2026. Our hurricane-ready home guide covers roofs and windows in detail.

Who should pick Boynton Beach, and who should pick Delray Beach

Pick Boynton Beach if you want the lower entry price of the two and a boating-friendly base. Pick Delray Beach if you want a walkable downtown that runs to the beach and a lower city tax rate, and can pay more up front for it.

  • Choose Boynton Beach if you're stretching a budget, want more home for the money, or want to keep a boat near the inlet and the marina.
  • Choose Delray Beach if you want to walk to restaurants and the beach along Atlantic Avenue, or want to compare areas in our Delray Beach neighborhoods guide.
  • Either works if you commute by Tri-Rail or I-95, or need Palm Beach County public schools.

The deciding factor is usually the monthly number. Enter yours in our home budget calculator, then compare listings on our Boynton Beach and Delray Beach city pages.

Questions buyers ask

Is Boynton Beach cheaper than Delray Beach?

By median sale price, yes: $337,315 in Boynton Beach versus $474,774 in Delray Beach in September 2026, per Redfin. A median blends condos, townhomes and houses, though, so compare the same home type and size in both cities.

Which has lower property taxes, Boynton Beach or Delray Beach?

Delray Beach. Its city operating millage was 6.1611 in 2025, versus 7.7500 in Boynton Beach. On a $400,000 homestead in its first year, the city portion alone works out to an estimated $46 a month less in Delray. Homes inside Delray's downtown development district also pay a 1.0000-mill Downtown Development Authority levy.

Is Palm Beach County in the High-Velocity Hurricane Zone?

No. The HVHZ of the Florida Building Code covers only Miami-Dade and Broward counties, so Boynton Beach and Delray Beach follow the non-HVHZ provisions. Roof age, impact windows or shutters and a wind-mitigation inspection still matter for insurance.

Is Boynton Beach or Delray Beach better for a condo buyer?

Boynton Beach had the lower median in September 2026, so a condo budget usually stretches further there; Delray suits buyers who want to walk to Atlantic Avenue and the beach. In either city, the building matters more than the city line: for buildings of three or more habitable stories, read the budget, the SIRS and the milestone inspection summary.
