School boundaries in Broward County and Palm Beach County are address-based: each home is zoned to a specific elementary, middle and high school. Broward County Public Schools serves Parkland, Deerfield Beach and Pompano Beach; Palm Beach's district serves Boca Raton and Delray Beach. Check any address with each district's Find My School tool before signing.
School boundaries in Broward County, and in neighboring Palm Beach County, are drawn by address: the district assigns each home to a specific elementary, middle and high school based on where it sits on the map. Both districts publish a free Find My School lookup, and checking a home's assigned schools there takes about ten minutes. Do it before you sign a contract, because neither a listing description nor a mailing address is proof.
Think of a school zone as a lease, not a deed. The home you buy is yours; the seat at a particular school comes with the address only for as long as the boundary stays where it is. Districts can redraw lines, open new schools and change programs, so the zone you check today is a strong signal, not a permanent promise.
Here is how assignment works in the two counties our site covers, which tools to use, and how choice programs, state scholarships and school grades fit in.
Which school district serves each city?
Broward County Public Schools serves Parkland, Deerfield Beach and Pompano Beach. The School District of Palm Beach County serves Boca Raton and Delray Beach. The county line, not the city name, decides the district.
| City | County | School district | Official address lookup |
|---|---|---|---|
| Boca Raton | Palm Beach | School District of Palm Beach County | Find My School / Find My Zoned School |
| Delray Beach | Palm Beach | School District of Palm Beach County | Find My School / Find My Zoned School |
| Deerfield Beach | Broward | Broward County Public Schools | Find My School (School Locator) |
| Pompano Beach | Broward | Broward County Public Schools | Find My School (School Locator) |
| Parkland | Broward | Broward County Public Schools | Find My School (School Locator) |
Boca Raton and Deerfield Beach are neighbors on opposite sides of the county line, so a short move can switch you from one district to the other. If you are comparing homes on both sides of that line, you are comparing two school systems with their own programs, choice applications and deadlines.
How does address-based assignment work?
Each district divides its county into attendance zones, and your home's address places your child in one zone for each grade level. In most cases, the zoned school is where your child is enrolled unless you apply for and receive a choice placement.
Three things trip buyers up:
- Mailing addresses mislead. A home can carry one city's name and still be zoned to schools in a neighboring city. Parkland, for example, notes that some of its addresses are zoned to Coral Springs schools.
- Listings go stale. School names in a listing may be typed in by hand and can reflect an older boundary.
- Lines move. Districts can adjust boundaries, so a zone confirmed for one school year is not guaranteed for the next.
Timing matters too. If you close in the middle of a school year, ask how a mid-year move affects enrollment; the steps and paperwork are set by the district. Call the district or the new school before moving day so the switch is a phone call, not a scramble. If you plan to rent first and buy later, check the zone for the rental as well; it may not match the neighborhood where you eventually buy.
For homes in Parkland specifically, our Parkland schools guide lists the public schools with Parkland addresses.

How can you check a home's schools in 10 minutes?
Use the district's own lookup, then confirm grades and save a record. This short routine works for any address in either county.
- Identify the county. Boca Raton and Delray Beach homes are in Palm Beach County; Deerfield Beach, Pompano Beach and Parkland homes are in Broward.
- Open the right tool. In Broward, use Find My School. In Palm Beach, use Find My School / Find My Zoned School, linked from the School District of Palm Beach County.
- Enter the exact address, including any unit number, and write down the elementary, middle and high school it returns.
- Check each school's grade on the Florida Department of Education's official school grades site.
- Ask if anything is unclear. Broward takes boundary questions at boundaries@browardschools.com; in Palm Beach, contact the district through its website.
- Save a dated screenshot and keep it with your contract documents.
Do this before you make an offer if schools are a priority. Once you're under contract, every day of the inspection period is already spoken for.
How do magnet and choice programs change the picture?
Choice programs let families apply for a school or program outside their zone. Your address still matters, because the zoned school is the fallback if an application doesn't work out.
Broward County
Broward runs a single School Choice application covering magnet programs, innovative programs, Nova schools and reassignment requests. The window for the 2026-27 school year opened on November 3, 2025. Check the district's School Choice page for the next window and for how seats are assigned when demand is high.
Palm Beach County
Palm Beach also offers choice and career-focused programs with their own applications and deadlines. Program names and dates change, so check the district's website directly for the current school year's process.
In both counties, plan around the zoned school and treat a choice seat as a bonus. If your purchase only makes sense with a specific program, that is a risk worth weighing before you buy.
What do Florida's statewide scholarships mean for buyers?
Since July 1, 2023, every Florida student eligible for K-12 has been eligible for the state's Florida Tax Credit and Family Empowerment scholarships. The 2023 law, HB 1, kept priority for lower-income households.
For buyers, this means the zoned public school is no longer the only route families weigh. Some choose a home for space, price or commute and look at other options through these scholarships. Eligibility rules and allowed uses are set by the state, so read the FDOE Family Empowerment Scholarship page before counting on one.
What can school grades tell you, and what can't they?
The Florida Department of Education assigns A–F grades to public schools and to districts. For 2025-26, released in early July 2026, both Broward County Public Schools and the School District of Palm Beach County earned an A, each for the third straight year.
A district grade sums up many campuses, so it can't tell you about the one school your address is zoned to. Use the official lookup for that school's own grade, and remember that a letter can't describe a teacher, a commute or a program your child loves. A visit and a conversation with the front office often answer what the data can't.

Questions buyers ask
How do I find my zoned school in Broward County?
Enter the full property address in Broward County Public Schools' Find My School (School Locator) tool. For questions about a specific boundary, the district takes email at boundaries@browardschools.com.
Is Boca Raton in Broward or Palm Beach County schools?
Boca Raton is in Palm Beach County and is served by the School District of Palm Beach County, as is Delray Beach. Neighboring Deerfield Beach is in Broward, so the district can change when you cross the county line.
Can school boundaries change after I buy a home?
Yes. Districts can adjust attendance zones, so the school assigned today is not guaranteed in future years. Check the official lookup before you buy and keep an eye on district boundary updates.
Do listing descriptions show the correct school?
Not always. School names in listings may be entered by hand and can be out of date. Treat them as a starting point and confirm with the district's own lookup.
