For families, Parkland offers space at the highest prices (median $1,179,438, September 2026), Boca Raton balances beaches and transit, Delray Beach suits downtown lovers, and Pompano Beach and Deerfield Beach offer the lowest median prices near the ocean. The best places to live in South Florida for families depend on what you are willing to trade. Among the five cities we cover, Parkland offers space and quiet at the highest prices, Boca Raton balances beaches and transit, Pompano Beach and Deerfield Beach give the most home for the money near the ocean, and Delray Beach suits families who want a walkable downtown. All five are served by school districts graded A for 2025-26.
Every city here charges families in a different currency. In Parkland you pay in dollars. In Pompano Beach and Deerfield Beach you may pay in square feet or in a condo instead of a yard. In Delray's downtown you pay for the walk to dinner on Atlantic Avenue. The trick is choosing the currency your family can spare.
Below we compare schools, prices, parks and commutes, with Redfin figures for September 2026, then show what one monthly budget buys in each city.
How do the five cities compare at a glance?
Parkland is the priciest and fastest-selling; Deerfield Beach and Pompano Beach have the lowest median prices. Redfin's medians are three-month figures for all home types, so cities with many condos, like Deerfield Beach, show lower medians partly because of the mix.
| City | School district | Median sale price (Sept 2026) | Change vs. a year earlier | Median days on market | Tri-Rail station |
|---|---|---|---|---|---|
| Parkland | Broward | $1,179,438 | +10.7% | 57 | No |
| Boca Raton | Palm Beach | $774,631 | +8.3% | 78 | Yes, plus Brightline |
| Delray Beach | Palm Beach | $474,774 | +10.4% | 74 | Yes |
| Pompano Beach | Broward | $384,817 | +9.9% | 101 | Yes |
| Deerfield Beach | Broward | $324,845 | +14.0% | 89 | Yes |
Prices rose in all five cities over the year. Longer days on market in Pompano Beach and Deerfield Beach can mean more room to negotiate, while Parkland sellers have tended to move faster.
How do schools compare across the five cities?
Two districts serve these cities, and both earned an A from the Florida Department of Education for 2025-26, each for the third year in a row, WLRN reported. Broward County Public Schools serves Parkland, Deerfield Beach and Pompano Beach; the School District of Palm Beach County serves Boca Raton and Delray Beach.
A district grade covers many campuses, so it can't tell you about the school a particular home is zoned to. Assignment is by address, and both districts offer a Find My School lookup. Our guide to how school zones work in Broward and Palm Beach walks through the check step by step, and our Parkland schools guide lists the public schools with Parkland addresses. Always confirm a home's assigned schools with the district before you sign.

What are the honest trade-offs in each city?
No city wins on everything. Here is what each one asks of a family, and what it gives back.
Parkland: space at a premium
Parkland is a smaller city of about 39,186 residents (2025), with communities such as Heron Bay, MiraLago and Pine Tree Estates and some equestrian, ranch-style areas. The cost is price: a $1,179,438 median in September 2026. There is no Tri-Rail station, so most commutes run by car via the Sawgrass Expressway or Florida's Turnpike.
Boca Raton: the balanced choice
Boca Raton, with about 101,582 residents, combines beaches at Spanish River Park and Red Reef Park, dining and shopping around Mizner Park, and the best rail access of the five: a Tri-Rail station plus the Brightline station downtown. The median of $774,631 sits between Parkland and the coastal Broward cities.
Delray Beach: downtown life
Delray Beach suits families who like to walk: Atlantic Avenue, the Pineapple Grove Arts District and the Old School Square cultural campus are close together. Neighborhoods such as Lake Ida, Seagate and Tropic Isle offer quieter streets, and West Delray covers the areas west of I-95 and the Turnpike. The median was $474,774 in September 2026.
Pompano Beach: value with a waterfront
Pompano Beach is the largest of the five, with about 117,211 residents. Families get beach access, the rebuilt Pompano Beach Fishing Pier and neighborhoods such as Harbor Village and Cresthaven, with the Hillsboro Inlet Lighthouse just to the north. The $384,817 median makes it one of the two value picks.
Deerfield Beach: beach town on a budget
Deerfield Beach has the lowest median, $324,845, though a large share of its sales are condos. Its 976-foot International Fishing Pier and the 427-acre Quiet Waters Park give kids plenty to do, and The Cove adds shops and a brewery near Hillsboro Boulevard. Prices rose 14.0% in a year, the fastest of the five.
What does a $4,000 monthly budget buy in each city?
At $4,000 a month, a family can afford a house of roughly $503,000 to $521,000 in any of the five cities under our calculator's assumptions. The budget stretches about the same everywhere; what changes is how that price compares with each city's market.
This example assumes 20% down, a 30-year loan at 7.00% (rates were around 7% in October 2026; Freddie Mac's average was 7.40% for the week of Oct 15, 2026), house insurance of about $5,400 a year and HOA dues of about $220 a month. Our calculator assumes these property tax rates: Boca 1.28%, Delray 1.42%, Deerfield 1.55%, Pompano 1.48% and Parkland 1.39%.
| City | Tax rate (our assumption) | Approx. house price for $4,000/mo | Down payment (20%) | Compared with the city median |
|---|---|---|---|---|
| Boca Raton | 1.28% | $521,000 | $104,200 | Below the $774,631 median |
| Parkland | 1.39% | $514,000 | $102,800 | Well below the $1,179,438 median |
| Delray Beach | 1.42% | $512,000 | $102,400 | Above the $474,774 median |
| Pompano Beach | 1.48% | $508,000 | $101,600 | Above the $384,817 median |
| Deerfield Beach | 1.55% | $503,000 | $100,600 | Above the $324,845 median |
To check one row: a $508,000 house in Pompano Beach with a $406,400 loan at 7.00% has principal and interest of about $2,704 a month. Add $627 in property tax, $450 in insurance and $220 in HOA dues, and the total is about $4,000.
The lesson for families: the same payment is a stretch in Parkland but buys an above-median home in Pompano Beach or Deerfield Beach. Your own numbers will differ, so start with the payment you're comfortable with in our home budget calculator.
Where are the parks, beaches and train stations?
Four of the five cities sit on or near the coast and have a Tri-Rail station; Parkland is inland and drives to rail. A quick guide to family outings and commutes:
- Boca Raton: Spanish River Park and Red Reef Park; Tri-Rail and the Brightline station at 101 NW 4th St, across from Mizner Park.
- Delray Beach: Atlantic Avenue at night, Pineapple Grove and Old School Square; Tri-Rail station.
- Deerfield Beach: the International Fishing Pier, Quiet Waters Park and The Cove; Tri-Rail station between the Boca Raton and Pompano Beach stops.
- Pompano Beach: the fishing pier at sunrise and views toward the Hillsboro Inlet Lighthouse; Tri-Rail station at 3491 NW 8th Ave.
- Parkland: equestrian and ranch-style areas; nearest Tri-Rail stations in Deerfield Beach and Boca Raton.
Homes near the water also bring flood and wind questions, and Broward County falls in the Florida Building Code's High-Velocity Hurricane Zone, with stricter wind standards. Before you pick a city on lifestyle alone, read our guide to homeowners insurance in South Florida.
